Talent Attraction Program (TAP)

Want to get paid to live here? The Hamilton Community Foundation created the Talent Attraction Program (TAP) Scholarship in early 2018. This reverse scholarship helps recent college graduates pay back student loans so long as they live in downtown Hamilton, work in Butler County, and have earned a STEAM degree (science, technology, engineering, arts, or mathematics). In 2019, the scholarship award amount increased from $200 per month ($5,000 total over 25 months) to $300 per month ($10,000 total over 30 months). Currently, there are nine TAP recipients living in downtown Hamilton.

Neighborhood Housing Services

Neighborhood Housing Services (NHS) offers many programs helpful to Hamilton homeowners. NHS has a Historic Rehab Loan and Grant program available to people in Hamilton’s historic districts. A person can apply up to $25,000 for a loan and receive a $5,000 grant – totaling $30,000. A person has to borrow a minimum of $15,000 in order to receive the $5,000 grant. However, they still can apply for less money, minus the grant. This program is on a first come, first serve basis and those interested in the program should contact NHS.

NHS also has a Downpayment/Closing Cost Assistance ProgramHome Repair and Improvement Loans, and more. For more information on how NHS programs, check out their website here.

Community Reinvestment Area (CRA)

The Community Reinvestment Area (CRA) offers Hamilton homeowners a property tax abatement to encourage people to make property improvements. CRA can be used for renovation throughout the City of Hamilton for properties up to four units. It is a 10 year abatement for residential properties and the abatement amount is on a sliding scale based on how old the building is. Hamilton CORE Fund

The Hamilton CORE Fund is a non-profit organization dedicated to revitalizing Hamilton’s urban core. They are a great resource of knowledge for anyone interested in moving to downtown Hamilton and they also own property and are looking for homeowners to partner with them on the rehabilitation of some great properties.
